The BCM Roofing decided to take a special fieldtrip up to Cheboygan County for some fresh air and Mackinac Island fudge! But to justify their leisurely venture, they helped out an old customer with a roof installation for a summer cabin.
Altogether, BCM Roofing has done work for their customer Max and his family, including his parents’ roof, his new roof for his home in Berkley. Additionally, they just had BCM install a new roof on their family cabin up in the Northern Lower Peninsula.
In view of the picturesque northern banks of Black Lake, Max’s family cabin was in need of assistance. Because it was built in 2004, the original roof was showing signs of aging and wear. In effect, there were visible signs of granule loss, broken and curling shingles and previous damage and repairs like most 20 year old roofs.
Undeniably, the compromised roof was allowing water to come down into the cabin. Furthermore, there wasn’t proper flashing around the brick chimney or seems, where leaks were causing water damage.
Recently, someone had attempted patching the facia joint with the shingles to prevent further damage from a roof leak. However, the patching was an emergency fix and not sufficient to survive another winter.
The ridge and OSB decking were warped and sagging from age and moisture. Before any work could begin, a BCM Professional Roof Inspection was performed to determine the structural integrity of the roof – and find any leaks or damage before it could spread to other areas of the cabin.
Our Roofing Approach
Max was done with temporary, quick fixes and wanted a trusted team of professionals to finally repair and replace the entire roof. He reached out to BCM Owner Brian to make a special request for his family’s summer cabin several hours away. Even though this was outside of BCM’s normal territory, Brian and his team were happy to assist their loyal customer and family.
Altogether, this cabin on the lake was due for several repairs, as well as new gutters and downspouts. After he was shown the color palette, Max chose CertainTeed Landmark Pewter Shingles that not only enhanced the cabin’s aesthetic appeal, but also prepared it for the northern winter.

Consequently, what we found on this Cheboygan County lakefront cabin after the Roof Inspection was a roof that needed repairs. Afterward, it was determined they needed a complete roof replacement. It was the perfect time to replace the decking with a fresh layer of boards, underlayment and shingles given its age and condition.
